The real estate market in Baldwin Hills Estates showed healthy growth in 2013. In addition to a 40% increase in the number of homes sold, the 2013 median home value of $575,000 was up 23% over the 2012 median value of $466,000. The highest home sale in 2013 was...
a standard sale of a large view home on Don Jose (bottom left photo), which closed at $789,000 early in the year. The lowest sale was a 4BR short sale on Don Zarembo (bottom right photo) at $440,000. Since the average size of the homes in Baldwin Hills Estates is just over 2,000sf, the beautifully remodeled 2,037sf investor flip on Don Valdes (top photo), which sold late in 2013 for $720,000, is a strong indicator for where our market is headed in 2014.
